Standard Features

In accordance with our goal to provide quality-constructed homes, many of the standard features found in AHCVA-built homes are only regarded as "standards" in more expensive homes. These high quality standards are reflected in our:

Built in accordance with CABO and/or IRC code to meet or exceed specifications required for construction in the State of Virginia as per State adopted and published codes

  • Category III approved for VA/FHA/FMHA funding
  • Continuous quality control inspections during the construction assembly process plus on-site inspections by local building inspection officials as required by the municipality in which the home is located

Numerous options and upgrades are available based on floor plans.

  • 2" x 4" SPF studs, 16" OC on outside walls
  • 2" x 10" SPF floor joists with solid wood bridging
  • 3/4" tongue and groove OSB subfloor (glued and nailed)
  • 1/2" OSB exterior sheathing
  • Housewrap on all sections
  • R-13 fiberglass insulation in side walls, R-30 in the ceiling and R-19 under the flooring
  • 2" x 4" SPF studs 24" OC on interior wall partitions, 8 ft. ceiling height (unless otherwise described on the floor plan)
  • 1/2" drywall in side walls and 1/2" or 5/8" drywall in ceiling (as per plan) finished with two coats of Primer Paint in neutral color
  • 2-1/4" colonial trim with 3-1/4" colonial pine base in white
  • 7/12 roof pitch (unless otherwise specified on plan)
  • Standard roof trusses 24" OC
  • Double 2" x 12" SPF perimeter joists and 2" x 6" SPF ceiling joists 16" OC on first story of 2-story plans
  • 1/2" OSB roof sheathing
  • 30-year architectural shingles over felt paper underlayment and aluminum drip edge with ice and water barrier installed to code
  • Shingle over rolled ridge vent
  • 10" eave overhangs with white aluminum fascia and white vinyl vented soffit (unless otherwise specified on plan)
  • 12" gable overhangs with white aluminum fascia and white vinyl vented soffit
  • Vinyl siding (double 4", double 5" or Dutch lap designs)
  • White aluminum gutters and downspouts with splash blocks
  • White vinyl, single hung tilt windows with stools, low E glass, encased grids and screens on lower sash
  • Vinyl shutters (raised panel or louvered) installed on windows on front of home (if plan allows)
  • 6-panel insulated fiberglass front entry door painted to match the shutters
  • 9-light insulated fiberglass side or rear entry door (as per plan)
  • Light fixtures outside each exterior door
  • Two frost-free outside faucets
  • Two weatherproof outside receptacles (GFCI protected)
  • Two doorbells: one at front and one at rear or side (as per plan)
  • Split-faced block foundation
  • Front porch as pictured on rendering (included in price quote but can be altered or omitted on many plans per customer's request)
  • 6' x 6' side or rear porch. (Deck to customer's specifications will be priced per sq.ft.)
  • Pricing for plans with integral garages quoted according to customer's specifications
  • All disturbed areas graded, seeded and strawed
  • Foundation shrubbery planted and mulched ($500 allowance)
  • Gravel driveway installed ($750 allowance)
  • E-911 identification as per municipality requirements

  • 25 oz. FHA-approved carpet with 7/16" x 6 lb. FHA approved re-bond pad
  • Vinyl floor covering in kitchen (including dining area in plans with eat-in kitchens), baths, utility room, and entry foyer area at front door (as per plan specifications)
  • 6-panel pre-finished, white hollow core colonial doors
  • Privacy locks on doors to baths and master bedroom, passage locks on all other doors
  • Vented pantry shelves and closet shelves with clothes bar
  • Laminate self-edge countertop with matching backsplash in kitchen
  • Merillat Essentials cabinetry in oak or maple finish
  • Cabinet hardware with finish to match light fixtures
  • Crown molding over wall cabinets (if plan permits)
  • Smooth-top range
  • Above-range microwave
  • Under-counter dishwasher
  • Vanity cabinets to match kitchen cabinetry with matching hardware
  • Cultured marble tops with integral oval bowl (swirl pattern) and double lever faucets
  • Medicine cabinet in each bath
  • Towel bar and toilet tissue holder in each bath

  • Wired per National Electric Code
  • 200 amp, 40-space main service panel box
  • GFCI protection on receptacles at kitchen countertop and at bathroom vanities
  • White toggle switches and receptacles throughout
  • Dimmer switch on chandelier in dining room
  • Ceiling fan with lights in living room and master bedroom
  • Overhead lights in additional bedrooms. Also wired and blocked so that ceiling fans may be later added
  • AC/DC smoke detectors: one per floor and one in each bedroom
  • Ceiling lights in hall, foyer, stairwells, walk-in closets, pantries, bedrooms (except master bedroom)
  • Recessed lights (up to five) in kitchen work area (when plan permits)
  • Fan/light combinations and lights above vanity in each bath
  • One carbon monoxide detector in homes with natural gas or propane fireplace
  • NEC arc fault protection in bedroom locations
  • Two phone jacks per home
  • Two TV cable connections per home
  • 60" one-piece fiberglass tub/shower combination, or as per plan
  • Anti-scald valves in tubs and showers
  • Elongated 1.6-gallon, low flow water closets
  • Double bowl, 8" deep stainless steel sink with single lever faucet
  • Washerless faucets (nationally recognized brand)
  • Pex fresh water supply lines
  • PVC drains, waste and vent system
  • Electric heat pump with central air
  • 50-gallon electric water heater installed in crawl space or basement (when possible)
  • $5,000 allowance for bored/drilled well or for public water connection fee
  • $4,000 allowance for septic tank/drainfield or for public sewer connection
